Documents NeededThe documents required for your loan approval may vary depending upon the particular loan program you choose. The following is a general list of documents to assist you with on purchases, refinances, second mortgages, home equity loans and construction loans. If you are applying for a no income-verifying loan, items 1,2 & 3 are not applicable. Please call us with any question you may have. 1. If salaried or hourly, last two years W-2's 2. If self-employed (own 25% or more of the company) or receive 25% or more of compensation from bonuses or commissions, or own any rental properties, full last two years Federal Tax returns with schedules - personal and corporate. (If self-employed a current year to date profit and loss statement including a balance sheet may be required). 3. If retired, disabled or receiving social security, the most recent awards letter or notice of benefits and proof of receipt of income / benefits for the past 2 months. 4. For mortgages you owe (including your residence, second home or rental properties), annual or monthly statements or a payment coupon. Be certain the lenders address and your account number are included as well as the escrow breakdown. 5. For all debts you owe and do not pay in full monthly (credit cards, auto loans and liens of credit) the most recent statement or monthly coupon. 6. Current rental agreements or leases for all rental properties 7. If you derive income from any notes, loans or carry backs, provide copies of these documents (if this income is necessary to qualify you). 8. Complete (all pages) last two months or most recent quarterly statements of checking, savings, money market, CD's, stock/bond accounts and retirement accounts (significant amounts). 9. If recently divorced or legally separated, or if you pay or receive alimony and/or child support, provide copy of signed divorce decree/separation agreement along with the property settlement. 10. For refinances, and second mortgages/home equity loans, the deed of trust or most recent tax statement, and fire insurance premium on subject property or, if purchasing a new home, the name and phone number of your homeowner's insurance agent. 11. If financing is requested to purchase a new home, copies of your Purchase Contract, Escrows and Earnest Money Receipt. If you are selling your existing home, but it has not closed yet, a copy of the executed Purchase Contract. If it has sold in the past year, a copy of the HUD 1 Settlement Statement. If you are retaining your residence as a rental property, a copy of the lease agreement. 13. Also if a purchase transaction, names and phone numbers of your realtor or builder and title company. 14. If you are seeking a second mortgage / home equity loan, the first mortgage note and deed of trust. 15. If Bankruptcy is past 7 years, Bankruptcy discharge papers with all debt schedules in the Bankruptcy. If you're doing a Construction Loan, additional items: 16. Two sets of plans and specifications. 17. Copy of construction contract. 18. Construction cost estimate sheet. 19. HUD-1 Settlement Statement for purchase of land or purchase contracts if not yet purchased. 20. Builder's Background Information Form completed by contractor. (Call us) |
